This semi-transparent, pre-tinted formula simplifies the process of finishing concrete by combining a high-performance stain with a rugged, medium-sheen sealer.
Unlike standard clear coats, this product is formulated to enrich the surface with consistent, semi-transparent color while providing a hard-wearing barrier that stands up to heavy traffic and the elements.

Application Instructions
To ensure the highest performance and the most consistent color, Concrete Stain & Seal should be applied following industry best practices for single-component aliphatic water-based urethanes. Proper surface preparation is the most critical step in achieving a long-lasting, professional finish.
1. Surface Preparation
- For New or Unsealed Concrete: Ensure the surface is clean, dry, and free of any debris, oils, or curing compounds. If oil or grease is present, clean thoroughly with a high-quality degreaser and rinse completely. The concrete must be porous enough to "absorb" the stain.
- For Previously Sealed Surfaces: If applying over an existing sealer, the surface must be deglossed to ensure proper adhesion. Lightly sand the entire area with 100–120 grit sandpaper or a sanding screen until the gloss is removed. Thoroughly remove all sanding dust with a vacuum or damp cloth before proceeding.
- Moisture Check: Ensure the concrete is fully dry. While this formula is vapor-permeable, applying over a saturated slab can hinder the initial bond.
2. Application Method
- Stir Well: Before and during use, stir the product thoroughly to ensure the pigments are evenly distributed. Do not shake, as this can introduce air bubbles into the urethane.
- First Coat: Apply a thin, even layer using a high-quality 3/8" nap lint-free roller or an airless sprayer. Avoid "puddling" or heavy buildup, as this is a low-mil (2 mil) system designed for thin, consistent layers.
- Second Coat: For maximum durability and color depth, a second coat is highly recommended. Wait approximately 1 hour (or until the first coat is dry to the touch) before applying the second coat.
- Technique: Work in manageable sections, maintaining a "wet edge" to prevent lap marks. For large outdoor areas, avoid application in direct, mid-day sun to prevent the product from drying too quickly.
3. Clean-Up & Maintenance
- Cleanup: Since this is a water-based system, tools and equipment can be cleaned immediately after use with simple soap and water.
- Maintenance: Once fully cured, the surface can be cleaned with mild, pH-neutral cleaners. Avoid harsh solvents or abrasive scrubbing pads.
Important Application Notes
- Temperature: Apply when surface and air temperatures are between 50°F and 90°F.
- Humidity: High humidity may extend dry times.
- Foot Traffic: The surface is typically ready for light foot traffic in 24 hours. For vehicle traffic (garages/driveways), allow 48–72 hours.

I hoped to find a way to change my dated red brick chimney to a more modern look to match our new black roof. I wasn't sure if it was possible. I used 2 coats of the Charcoal brick stain and wow!
